Rachel joined Hill Dickinson after spending 5 years working in house for Bupa overseeing all property legal aspects of a diverse portfolio of over 500 properties including health clinics, hospitals, care homes, dental surgeries, new build retirement villages and commercial sites

As well as working in the private healthcare sector, Rachel has experience of working with several public healthcare bodies and organisations nationally including: NHS PS, NHS trusts, Primary Care, ICBs, Ambulance Services and charities.

    Rachel has dealt with a range of complex commercial disposals, acquisitions and redevelopments, which include:

    • General landlord and tenant matters: in house for 5 years with Bupa managing all landlord and tenant relationships for circa 300 properties across social care, dental, a private hospital, aged living residential accommodation, health clinics and offices
    • Site development: a 10 site redevelopment and disposal agreement for Leeds City Council, multi site redevelopment agreement for private aged living and social care sector (Bupa/Richmond Villages)
    • Property joint ventures: dealing with the property aspects of a complex joint venture agreement between a private hospital and healthcare provider which also included redevelopment of the site (the Cromwell Hospital)
    • Funding: CLLS long form certificates of title for funding of private social care portfolio of properties (Exemplar); forward funding agreements for development site for commercial properties
    • acquisition and disposal:
      • disposal and acquisition of multi-site social care properties (both as part of corporate support transactions and standalone property sales and acquisitions (Bupa/Goldsborough Estate)
      • acquisition and redevelopment of 6 leasehold new health clinic sites (Bupa Health Clinics)
    • Primary Care:
      • advice in relation to the grant of GP leases (including advice regarding rent reimbursement),
      • corporate support of purchase of GP practices 
    • LeasePlus and Underlease Plus Agreements- acting in relation to the grant of underlease plus arrangements for various NHS Trusts
